Increasing the marketability of your home

These are tips on helping you sell your home fast and for the best price. Everyone has different taste. What you like and what makes your house a home is perfect for you. Our job however is to market to the general public. We want someone to walk in your home and say, “I want this to be my new home”. To get to this statement, we have to present the home so they can see themselves living there. The general public has a problem looking past things and imagining, so we need to give them a clean slate to imagine on. We need to “stage” your home.

Too much furniture– You have a wonderful, large home that fits all your furniture, but all that stuff that is so precious to you makes the rooms and the house appear small. You have already decided to move and you want a lot of bids for your house. Ask your Real Estate Agent, for an unbiased opinion of whether you need to move some of that furniture into storage to make your home seem larger and bring in the most cash.

Personal memorabilia– Personal pictures and collections mean the world to you but make the home seem yours. We need the buyer to imagine the home to be theirs. Pack away most of your personal pictures and trinkets while the home is being shown. This will also insure the safety of you keepsakes.

Tidy– During the time your home is being shown, it has to be in top condition. You want to ensure beds are made, sinks and tubs are clean, floors are uncluttered from shoes, toys, papers, etc. Buyers need to feel the home has been taken care of.

Smells– Your agent may advise you to burn candles or use air fresheners. This is not always because of smells that exist but to put smells in the air. Odor is the strongest sense, if the house smells like a home the buyer will think of it as a home.

Staging– Other types of staging such as having the table set for an open house need to be discussed on a case by case basis. Keep in mind, your agent is not trying to insult you but to get you more cash in your pocket.
