Now you’ve made your decision to move and prepared your home for buyers we need to discuss marketing your home. You have choices to make and each choice may increase or decrease the potential buyers for your home.

Accessibility
Lockbox – To make the home easily accessible to the most people, it would be advisable to put a lockbox on your home. Only members of the MLS have keys to this lockbox and it can be determined who entered it if necessary. It is advisable to have “call agent” as showing instructions so the agent is aware of how many showings as well as who is showing and approximately when, but a lockbox makes it possible for the home to be shown even if your agent is unavailable to attend the showing.

Sign– We get a tremendous amount of calls off the sign in the yard. These calls and the buyers would be lost if we are unable to put the sign up.

Showing times – It is often inconvenient to show your homes at certain times, however, if you limit the showings to before 6 pm or not on weekends you limit the people who can only look at houses after work. It is advisable to allow the home to be shown during all reasonable hours. It is also advisable that you not be home or at least at a great distance when the home is shown. Buyers do not feel free to talk when the seller is within earshot.

Internet and other advertising– This will reach the greatest audience the quickest. Internet advertising goes out to the local market but also to those relocating to our area.

Open houses– This is a personal preference but in some cases may be a useful tool in selling your home.
