The task of finding a new home can be quite overwhelming. Here’s a quick list of some of the most important things you should be concerned about. Nailing these down will make the search so much easier!
- First, make a list of necessities, what is most important to you. (Number of bedrooms, bathrooms, garage, school district, etc.) This should be a list of things you can’t do without or compromise on.
- Next, make a second list of “I’d like to have it if . . . “and include features that would be nice, if you can afford them and if they are available.
- Location: Location is of primary importance when buying a home. Is it centrally located close to interstates, shopping, work, schools? Is it in the school district you need? Does it offer the key features that you and your family are searching for?
- Special Features: What special features do you want: gourmet kitchen, ceiling fans, lots of large closets, pool, patio, hot tub, fireplace, laundry room, attic for storage, garage (one or two car), etc.? Will pets be comfortable in the new surroundings? Does the community have pet restrictions?
- Decorating: You’ll never find the perfect home. You hope to find one that comes close to meeting your esthetic desires. How much redecorating will be required, or will you be able to live with it “as is” for a while? How about window treatments, carpet and tile. Are they acceptable as is? Many of these things can be changed a little at a time, if necessary. Will the home need repainting to make it livable? Will your furniture fit in the new spaces?
- The Exterior and Lot: Is the home on a reasonable size lot, or right next to the house next door. Does it offer some privacy? What is the condition of the landscaping and lawn? Is the driveway, patio and other paved areas relatively free from cracks and pot holes? Is the paint in good condition?
- General Condition: You may have a walk-thru inspection before closing to insure plumbing, electrical, built in appliances and heating/AC systems are in working condition. Cosmetic concerns should be addressed prior to contract ratification.
